Kitto Developments Ltd was invited to re-appraise an original scheme prepared by the practice’s former Architects which was deemed elaborate and unviable. Kitto prepared an initial proposal on a speculative basis for the practice to accord with their budget on either a leasehold or freehold purchase arrangement. The freehold proposal was approved by the practice and Kitto Developments were invited to join the practice’s team to submit a revised planning application based on their alternative proposal. This was subsequently granted. Funding was secured for the freehold purchase and Kitto Construction commenced on site in October 2009.
The new building is mainly two storeys with a central courtyard and a single storey wing for the pharmacy, dentist, treatment and minor operations rooms.
The ground floor comprises an entrance lobby with patient registration and information points leading into a waiting area with children’s play area and reception. The reception is notionally divided to serve two practices which each have six consulting rooms, plus various support rooms facilitating interview and breastfeeding, nurse consulting /phlebotomy, health visitors, stores & toilets.
The treatment wing includes examination, treatment and recovery cluster, three treatment rooms, minor surgery, utility and storage rooms. The dental suite provides a single surgery, stock/x-ray room, office, waiting area and accessible toilet.
Kitto Joinery Ltd manufactured the bespoke joinery including reception counter and fitted furniture. The project was completed under the budget of £2.9m and two weeks earlier than the contract programme of 56 weeks despite a three week delay due to snow. The project was also designed to a BREEAM excellent standard.
