Once the land is secured and the plans are in place, we can help with the construction process, including:

Land & Planning Stages

Stage 1

Feasibility Phase

  • Site finding for new build developments.
  • Search for suitable properties for redevelopment, refurbishment and extension.
  • Sketch proposals to determine what is achievable to satisfy the clients requirements.
  • Preparing budgets and cost plans based on minimal information.
  • Feasibility study to determine the financial viability of the scheme.
  • Kitto undertake the above services speculatively and no costs are charged to the client on the understanding that if the projects proceeds and Kitto are not appointed there will be a charge for Kitto abortive costs.

The benefit to our clients:

  • A suitable site or property identified to accommodate client’s requirement.
  • Feasibility prepared to determine if the scheme is viable and within the funds available for the project.
  • Realistic budgets and cost plans based on considerable experience and cost data on similar projects.
  • Minimise expenditure on clients’ consultant’s fees if the proposal is unviable – no abortive fees incurred.

Stage 2

Following Viability Determined

Pre-Planning Phase

  • Kitto coordinate site or property purchase agreements subject to planning approval.
  • Funding arrangements – determine the best route for funding whether Client or Kitto.
  • Kitto submit a fee proposal to undertake and coordinate this Phase including the Planning submission and approval (this will have been included in the cost plan).
  • Prepare detailed drawings, proposals, and cost plans.
  • Achieve planning approval.

The benefit to our clients:

  • Kitto will control and coordinate to ensure the client requirements and cost parameters are achieved.
  • Kitto will liaise with the client and their representative i.e. Employer’s Agent and legal advisors.
  • Warranties and guarantees provided for client protection.

 

Stage 3

Construction Phase

  • Finalise proposals, costs, contract conditions and programme.
  • Kitto Construction Design & Build contract appointment.
  • Deferred payments can be negotiated to assist clients funding and cash flow.
  • Construction on site.

  • Cost certainty no unforeseen additions or claims.
  • Completion on time on budget to a very high standard every time.
