Description

Kitto Group is proud to showcase the completion of Thatcham House, a thoughtfully designed £3 million new-build development located in Kingsway, Gloucester.

The project saw the creation of 22 high-quality one-bedroom apartments, each tailored to meet the needs of the end users, with shared communal spaces, landscaped gardens, and dedicated car parking, ensuring a welcoming and functional living environment.

This development stands as a shining example of how the full strength of the Kitto Group can be brought to bear on a single project:

  • Kitto Developments acquired the site subject to planning permission, navigating a complex and lengthy planning process to secure approval.
  • A partnership was established with Advance Housing & Support, a national Housing Association dedicated to supporting people with mental health conditions, who will be the ultimate custodians of the property.
  • Kitto Construction was responsible for bringing the plans to life, managing the build from the ground up with a focus on quality and efficiency.
  • Kitto Joinery also contributed to the project, delivering bespoke joinery elements that enhance the quality and functionality of the living spaces.
  • Notably, Kitto Developments funded both the land acquisition and construction through to Golden Brick stage—enabling a cost-effective approach for Advance Housing via the treatment of VAT as a result of pursuing the Golden Brick approach. This structure was only possible due to Kitto’s ability to self-fund development projects upfront, ultimately delivering greater value for the client.

More than just a housing scheme, Thatcham House represents a seamless collaboration between Kitto’s in-house teams and a forward-thinking Housing Association. The result is a secure, purpose-built environment that will soon become home to individuals supported by Advance Housing—offering not just a place to live, but a place to thrive.

12‑Month Defects Review (March 2026): One year after completion, Thatcham House has undergone its scheduled defects review.  Only a handful of minor issues were identified – all of which were quickly remedied.  The limited number of defects underscores the quality of workmanship and attention to detail invested in the project.  Kitto Group remains proud of this scheme, which delivered 22 high‑quality one‑bedroom apartments  and showcased seamless collaboration between our Development, Construction and Joinery teams .
