Following the practice’s decision to look for new and improved facilities, Kitto Developments Ltd was tasked to locate a suitable affordable site within the surgery catchment area. A site was found close to the practice and Kitto prepared a turn-key proposal for the surgery to relocate to new facilities on either a freehold or leasehold basis.
The practice decided that they preferred the leasehold proposal and lease terms were agreed. Kitto obtained planning approval and purchased the site. Subsequently Kitto obtained funding from the specialist Primary Healthcare Investment Company, who also agreed to purchase the investment on completion. Kitto Developments Ltd continued as developer with Kitto Construction delivering the project on a design and build basis with works on site commencing in November 2013. The project completed in November 2014 on time and on budget.
The new building is two storeys with an ‘L’ shaped wing, the pharmacy on the ground floor and a consulting suite above on the first floor.
On the ground floor there are ten consulting rooms, plus various support rooms such as interview/breastfeeding, nurse consulting, stores & toilets. The treatment area includes two examination and treatment rooms, minor surgery, utility and storage rooms. The first floor houses all of the ancillary space with a separate consulting area allowing the surgery to expand in the future.
Kitto Joinery manufactured the bespoke joinery, including reception counter & fitted furniture.
External works are included to comply with a Section 38 agreement to provide a new access crossover and pavement widening to improve pedestrian safety. 41 car parking spaces are also provided.
