Refurbishment of New Holland House at Worcester Road, Clifton for Clifton College Construction Value – £0.65m

Kitto Construction Ltd was invited by Clifton College to quote for the refurbishment of a building from an existing boarding house in Clifton, Bristol into a new girl’s day house, boy’s boarding house and housemaster’s private accommodation. Kitto undertook an initial appraisal of the scheme with the support of the Architect, Nicholls Brown Webber and Structural Engineer, TM Ventham.  A scope of works and a budget of approximately £650,000 was agreed and then Kitto were appointed as the Design and Build Contractor.

The works included the complete internal refurbishment of the five storey building which was part Victorian and part 1960’s construction. The project consisted of upgrading the building to provide modern facilities for teaching and boarding. This included reconfiguring the room layout to reflect changes in the use and forming a new entrance and reception with direct access to the school campus. The works included extensive alterations, new kitchens, changing rooms and showers, new suspended ceilings, floor finishes and redecorations. The existing heating, lighting/electrical, and fire detection systems were also upgraded to meet latest building regulations standards as part of the works.

The programme was critical as the lead-in period from inception to commencement was only 8 weeks. The enabling works needed to be completed during the 4 week Easter holiday and phase one (the third floor) had to be completed by June ready for occupation whilst the other floors were still occupied by boarders. The remaining floors were completed within the 8 week summer holiday period and was fully operational and occupied by the start of the September term.

Kitto provided a turn-key solution managing the whole construction process from start to finish and the overall scheme was delivered on time to the agreed budget despite a significant level of variations being added to the project by Clifton College.
