Conversion of care home to boarding house

Description

Clifton College acquired a former care home for conversion to a boarding house. Kitto were invited to offer a fixed price design and build solution. The College decided to adopt the traditional procurement route and appointed a full design team, prepared documentation and went out to competitive tender in November 2005. The tenders submitted were well in excess of the available budget. The client asked for alternative solutions in order to reduce costs whilst still maintaining the standards required.

Using their design and construction expertise, Kitto offered to reduce the cost to the budget by simplifying the specification and design. As a further incentive, Kitto agreed with the client to share cost savings and gain a bonus for early completion.

Kitto delivered the project in six months, two weeks ahead of programme.

The refurbished building provides boarding accommodation for 60 students comprising en-suite bathrooms/shower rooms, kitchens and sleeping platforms, study rooms, common rooms and a computer suite. Self-contained accommodation was provided for the Housemaster, Assistant Housemaster, Matron and several bedsits for staff. As part of the project, some of the lower ground floor was converted to office accommodation for use by the College.

The refurbishment was completed to the usual Kitto high standards with Kitto Joinery providing matching Victorian character joinery. All snagging, carpets, curtains and fitting out were completed prior to handover to ensure immediate occupation.
