Refurbishment of 3rd floor and Formation of new 4th floor from loft space, Oakley House, Clifton for Clifton College

Kitto Construction Ltd were invited by Clifton College to undertake the refurbishment of the 3rd floor and form a new 4th floor to an existing boarding house called Oakley House in Clifton, Bristol. The main constraint was that work to the 3rd floor had to be complete by the end of the summer, which gave Kitto only two weeks to estimate the project and to start on site.

The works included the refurbishment of the 3rd floor; the installation of a new timber staircase between the 3rd and 4th floor; an extension of the existing fire escape, structural strengthening of the 4th floor and roof; refurbishment of the existing roof and general refurbishment. The completed space included the provision of two new bathrooms and four new study bedrooms as well as the refurbishment of four existing bedrooms.

Kitto provided a turn-key solution managing the whole construction process from start to finish including the relocation of the 3rd floor furniture to store and then return following completion of the refurbishment works.

The works were undertaken to allow the continued operation of the boarding house during term time with the 3rd floor handed over at the start of the winter term 2016 and the 4th floor completed by the start of the 2nd half of the winter term 2016.   To allow the continued operation of the boarding house, works started later than normal and access was limited to through the fire escape corridor.
